Student accommodation furniture for the room: beds, desks, wardrobes and shelving, repeated room by room
A student accommodation project repeats the same room many times. Fix the specification once, hold it across production and pack it by room.
What goes into a student room package
A student room package covers a small set of pieces, but they come from different production lines. Furniture manufacturing is specialised: seating, casegoods, upholstery and metal frames come from different factories, and we use each one only for what its line makes.
Bed and mattress
The bed frame and base, in timber, composite wood or metal, and the mattress. The mattress is its own line on the schedule, made on a mattress production line, with dimensions that match the base.
Study desk, chair and shelving
The desk, any shelving or wall unit above it and the study chair. Desks and shelving are casegoods; the chair is seating, upholstered or not.
Wardrobe and storage
The wardrobe, bedside unit and any under-bed or drawer storage. Where your design fixes pieces to the wall, the fixing points belong on the drawing.
What to put in the RFQ
The same fields go to every source, so the price for each line can be read against the same room.
Beds
- Bed size in millimetres and the height of the base.
- Frame material and base: slats or platform, and any storage under the bed.
- Mattress size and construction, specified together with the base.
Desks, shelving and wardrobes
- Board core, surface and edge for each piece.
- Wardrobe doors, hinges, hanging rail and shelves.
- Wall fixing points, where your design fixes pieces to the wall.
Chairs
- Frame and seat material, and whether the seat or back is upholstered.
- Fabric and finish, or COM details if you supply the fabric.
Packing and labelling
- Flat-pack or assembled, as your site needs.
- Quantities by room type, and how your site team wants cartons labelled.
What your market asks for
Our main markets are North America and Australia. Where student room furniture uses composite wood or timber, the composite-wood and timber rules apply to the materials inside it; mattresses and clothing storage units have their own rules in some markets.
| Product and market | Standard or rule | What it says |
|---|---|---|
| United States — composite wood | TSCA Title VI (40 CFR Part 770) | Hardwood plywood, MDF and particleboard, and component parts and finished goods containing them, must meet the emission standards and be labelled. Since 22 March 2019, importers of articles containing regulated composite wood products must also comply with the import certification regulations (19 CFR 12.118–12.127). |
| Canada — composite wood | Formaldehyde Emissions from Composite Wood Products Regulations (SOR/2021-148, as amended by SOR/2024-256) | A composite wood product that contains formaldehyde — including a component part or finished good — must not be imported, sold or offered for sale unless every panel in it meets the emission limits: 0.05 ppm for hardwood plywood, 0.09 ppm for particleboard, 0.11 ppm for MDF and 0.13 ppm for thin MDF. |
| United States — mattresses | 16 CFR Part 1632 and 16 CFR Part 1633 | Mattress flammability standards: Part 1632 covers mattresses and mattress pads (smouldering ignition), Part 1633 sets open-flame requirements that all mattress sets must meet before sale. |
| United States — clothing storage units | 16 CFR Part 1261 (ASTM F2057-23) | A consumer product safety standard: free-standing furniture intended for storing clothing, “typical of bedroom furniture”, manufactured after 1 September 2023 must comply with ASTM F2057-23, the tip-over standard. Whether a unit for your project falls under it is for your specifier to decide. |
| Australia — wooden furniture imports | Illegal Logging Prohibition Act 2012 (as amended from 3 March 2025) and Illegal Logging Prohibition Rules 2024 | Importers of regulated timber products must meet due diligence requirements. The Rules list wooden-frame seats (tariff items 9401.61 and 9401.69) and wooden furniture and parts (9403.30 to 9403.60 and 9403.91). |
| Australia — toppling furniture | Consumer Goods (Toppling Furniture) Information Standard 2024 | Applies to toppling furniture that is a consumer good: clothes storage units and bookcases 686 mm or taller, entertainment units, and hall tables, display cabinets, sideboards and buffets 686 mm or taller. It requires warnings at the point of sale and a permanent, durable warning label on the furniture. |
As of September 2026. These are examples, not a complete list. Requirements differ by product, building type and jurisdiction, and your specifier or certifier decides what applies to your project; we confirm what the factory holds before we quote. More on our compliance page →
Two student accommodation orders for Melbourne
Both orders were for student accommodation projects in Melbourne, Australia.
Four containers in two batches
Tables, bedside cabinets, dining, office, plastic and metal chairs, bar stools, filing cabinets and packaged furniture components came from several suppliers, each placed with a manufacturer that already made that product type. Samples were made from the client’s drawings and approved before bulk production, and the goods shipped in two batches, four containers in total, for delivery in 2018. Read the case study →
Six 40HQ made from drawings
Custom furniture for the bedrooms, study corners, lounges and common areas was made to the architect’s drawings. The list was split by product type, samples were corrected before approval, and the approved sample became the reference for bulk production and for the inspection. The package shipped in six 40HQ containers in 2018. Read the case study →
From room schedule to shipment
FBM Furniture is the furniture sourcing line of FBM Sourcing Limited. We are a sourcing agent and do not manufacture or sell a fixed range.
Quotation
Send the room-type schedule with quantities, drawings for any custom pieces, the specification or a reference photo for each item, and where your project is, so we check the standards your market requires.
Approval
For custom pieces, the factory prepares shop drawings and material lists for your sign-off before production. For large orders, samples are couriered to you for approval before production.
Quality control
When bulk production is finished and before shipment, our own team checks quantities, dimensions, finish, hardware and packing against the signed-off specification, and you receive a QC report with photos and video. Your project team is welcome to attend.
Containers
The minimum order is a full container. Product groups of the same project can share containers, and we consolidate goods from several factories into full containers. The loading report shows what went into each container.
Student room furniture: questions before a quote
What goes into a student room furniture package?
Usually the bed and base, the mattress, a study desk and chair, shelving, a wardrobe and bedside or drawer storage, repeated room by room to one specification.
Why specify the bed in millimetres?
So the base, mattress and linen are all ordered to the same numbers. Write the bed size and base height in millimetres, and specify the mattress together with the base.
Flat-pack or assembled?
Either. Tell us what your site needs and how your site team wants cartons labelled, and we quote accordingly.
Do tip-over rules apply to student room wardrobes?
In the United States, 16 CFR Part 1261 applies to free-standing clothing storage units “typical of bedroom furniture” manufactured after 1 September 2023. In Australia, the Toppling Furniture Information Standard 2024 applies where the furniture is a consumer good. Whether a unit for your project falls under either is for your specifier to decide.
What is the minimum order?
A full container. Product groups of the same project can share containers, and we consolidate goods from several factories into full containers. We do not ship loose cargo.
Who inspects the furniture before shipment?
Our own team, once bulk production is finished and before shipment, against the signed-off specification. You receive a QC report with photos and video, and your project team is welcome to attend.
